We did it!    We signed the papers!   Now the 'fun' begins.  (I hope.)

They will start the paperwork with the city next week, and then in few weeks we may see groundbreaking.    After we put the deposit down to hold the lot, someone else called and wanted to reserve it.   I guess the ugly boxes didn't bother them, or the view tempted them more. 
 


This is the basic floorplan for The Broadmoor.




 
We are going to enlarge the garage by 2 feet in the front and 2 feet on the side and add shelves for storage to the front and side.   We'll temporarily store dry goods (cases of cat food, paper products, motor oil, etc) and also things that are to heavy or awkward for us to haul up from the basement (The Christmas Tree, Holiday Decorations, etc).  We'll have Mike's "antique" refridgerator/freezer in the garage, too.

We will also increase "Bedroom 2" by 2 to 2.5 feet to as much as 13.3 x 13.2.   It's very tiny now.  DavetheBulider says everyone will be envious of us and wish they had done that.   We're still deciding on how much to increase it.   I know we will increase it by 2' toward the front of the house, and we are trying to decide if we want to take some inches out of the kitchen and Library and entryway as well.     We need to come up with a better name for this room!  Momma Bear's Den?   DJ's Setting Room??
This room will hold much of our current Living Room furniture plus the TV armoire we currently have in our bedroom, which will be set into an alcove so it doesn't take much space from the room.   In the morning and evening Mike and I will watch TV together, but in the afternoon we will part ways for a while and I will come here.  

With the hide-a-bed sofa and entertainment center, this room will also serve as our Guest Room, for those who don't want to tackle stairs. 

We'll slightly expand the Guest Bathroom so it would accommodate a Wheel Chair or walker if necessary for a guest (not for us, cuz we don't plan to need one!), and enlarge all of the doors, hopefully to 30".   annnieM tells me 32 would be better, but to increase just this one, we have to 'borrow' 6 inches from the kitchen.    

We're going to make all of the doors at least 30 inches "just in case".

We will convert the formal dining room to a library with built in book shelves lining both long walls and cabinets underneath.   There is a Bay Window in the 'dining room' and we will put a cabinet underneath it, for the full length of the wall.   The wood in the shelves and cabinets will be oak, stained darker.    I had wanted a curio cabinet to display at least some of the things I have displayed in three curios today, and we've decided to put a glass cupboard on top  of two of the lower cabinets, leaving the rest of the bookshelves on either side, to display our handmade Santas, Fetish Collection, Indian Pots and some wood carvings.    It will look something like this (as close as I could make it with the online Arrange A Room Software)     The small chair is an antique Deacon's chair.





We'll add a bay window to the Master Bedroom, replace the tub in the Master Bath with a large shower and replace the existing shower with a large linen closet.

There is a built-in entertainment center & fireplace in the Great Room and a large deck outside. 

The kitchen is larger than we need (Shiela, you know what I mean!  Ha!) and the "Nook" is almost the same size as the Formal Dining Room.

We will have wood floors from the entry way to the Master Bedroom, with only the (Second bedroom), Library, Great Room and Master Bedroom being carpeted.   The hall way from the entry to the Great Room is quite wide, so it should give a nice effect.   The Laundry room and bathrooms are tiled.

They promised me they would raise the garage floor so we don't  have a step to get in, other than the actual transom (YAY!), and only one or maybe two small steps to the front door.   :-)

We should have no neighbors behind us forever and a partial view of downtown Denver, and we'll have a full basement with a Walk Out with a patio beneith the 'patio' trex deck shown on the main level.   I think we are going to partially finish the basement with a room with couches and our existing entertainment center and maybe a book case or two, since we're not going floor to ceiling with bookshelves in the library.   Then we'll have a bedroom, walk in closet and bathroom.    There is a patio slab the same size as the trex deck on the main floor.  

The yard is teeny-tiny, but somebody else maintains it.

Add Pampas Grass to minimize the effect?? Burning Bush??  The Utility companies need access, and they have to be placed where they are so they will be hard to "hide".



We've already met several of the neighbors and they have been so warm and welcoming.   I wonder how they will deal with Hermits for Neighbors?!

Next step, select the stone front, exterior paint colors and doors.     Are we up for this?

Awesome is all I can say, as I am loving it already.

So many styles of rock to choose from and then so

many colors under each style.  I like so many.  Which

Thank you all for sharing this journey with us.   I find that I'm not 'excited' yet.   I'm not sure what I'm feeling .   There's definitely a 'fear factor', but I also feel kind of good.   Settled, if that makes sense.   I anticipate hysteria any day now.   lol.

On Thursday, we go to look at Stone Facing and hopefully will be able to pick what we want on the front of the house.   Afterwards, we'll select exterior paint colors and doors.     If we choose the wrong paint color, we can always repaint ~ though I'd sure hate to have to ~ but I'm afraid we'll live with the Stone Facing forever, so I sure hope we do it right.

This is a closeup of the entry of the Broadmoor we went through the other day.   They are all so different.

I like the way this stone looks in this picture, but my image of the actual house is that it's darker.

I think that rock facing looks beautiful!  How can you go wrong with rock?  Whatever you do will be just beautiful, I'm sure.

 That is really pretty and I love the colors.  It could always be lightened but using a light paint for trim.
If we new which type of rock we could look at the colors, lol.

Let's see.  Crisis of the day, the stone face.

We each went through the Website and picked out our favorites, and then compared them to see how many we both liked.    Mike and I both liked the stone type like 'Weather Edge' or 'Rubble', and Mike also liked one called European Castle, but I didn't.  The stone was too large, and I've always liked the smaller rougher stone face.    Colorwise, we both liked "Chardonnay" and "Cessna Tan".   I also pulled one called "Mesa Verde" but we both decided it was too dark.

Soooo, we went to the Stone Mason's to look at the real thing.   Chardonnay was much redder than it showed in the pictures, so much so that we thought it would be too colorful.  Bummer.  Cessna Tan was redder than we had expected too.

Then I spotted a fireplace made up in the European Castle stone Mike liked, and in the Mesa Verde color we thought would be too dark ~ and I loved it!



I went into PSP to try to see if I could put up the stone on the picture I took of someone else's house, but I didn't do a very good job.  I can't get proportions right,and I have no idea if I'm even close with the size of the stone.  I didn't even attempt to try to do anything with the trim.

No one has European Castle style stone, but maybe half of the people have a style like the one above.   We'd be unique if we went with the Euro Castle, but maybe that's not such a 'good thing'.  Lol.

We're going to ask the Stone Mason shop if they have any houses built with the European Castle stone that we could go and look at.  If we don't like it, we'll be happy with the Weather Edge or Rubble style.   It would look a lot like the picture above, and we both liked that.  I wonder if their stone isn't 'Mesa Verde'.   I hate to completely duplicate their house, but we do seem to like their taste. 

And so it goes.   Still pullling my hair out over the library, and Mike is still batting heads with the construction forman over the entertainment center.   
Isn't this supposed to be FUN?   I am not having fun, yet!

smiley67  Hi Dorothy!  I love absolutely every choice!  I love the fireplace picture!  Every stone facing is just simply perfect so I don't think you can go wrong.  I would suggest throwing darts but they wouldn't stick in stone, would they.  Tee hee.  I love your site!

The 'Stone Guy' still hasn't called back with locations of houses with Euro Castle stone.

    I think that's going to be the actual Cabinet front.  The Maple is one of the 'standard' cabinet choices, and you can have it in several different styles.  Mike likes the arch, and I could go for any of several different choices so I'm fine with this.

    I think the stove might be a kind of cool option for us, since we don't do as much "big" cooking anymore.   We still have what would amount to one large rack in the lower oven, but I'm told we'll likely use the heck out of the smaller one.

    I WOULD THINK YOU REALLY WOULD USE THE SMALLER ONE A LOT MORE AND

    IT WOULD BE MORE ECONOMICAL NOT HAVING TO HEAT THE BIGGER OVEN.  I 

    HOPE THEY CAN FIND A HOUSE DONE WITH THE CASTLE STONE.  I WOULD

    LOVE TO SEE IT.  I LIKE THE IDEA OF THE LARGER STONE FOR THE HOUSE.

    WHERE IS LIKE THE IDEA OF SMALLER STONE FOR SMALLER AREAS, LIKE THE 

    FIREPLACE.  BUT AS THEY SAY "TO EACH HIS OWN"  ANXIOUSLY AWAITING
